A Contractor Who Plans for Placerville Conditions
Out here, the site usually decides a lot of the project. Parcels are larger, water often comes from a private well, waste goes to septic, and the driveway alone can be a build of its own. Lots close to the San Miguel bring their own questions around drainage, setbacks, and what the ground is actually doing underneath. We sort all of that out before the first truck shows up, not after.
The valley floor runs lower and a touch milder than the high towns, with a longer growing season — but this is still the San Juans. Winter still arrives, the sun is still punishing on exposed framing and finishes, and fire-smart siting is part of doing the job right. We’ve built through enough of these conditions to plan for them from the start.
